Our services begin with accumulating the necessary information to prepare a contract for sale and purchase, and then preparing the contract and tailoring it to the client’s needs, as a seller or a buyer. Once the contract is prepared and executed, we then begin preparing for the closing - assisting buyers with their mortgage application process, ordering and examining the title search, coordinating home inspection services and termite inspection for buyers, and ordering and examining the survey. We handle the closing, prepare all documents, disburse all funds, issue the title insurance commitment and policy, and record all documents.
If another attorney or a title company happens to be handling the closing and title insurance, we can review all closing documents for either buyers or sellers.
We also prepare such documents as leases, lease-options, notes, mortgages, mortgage modifications, and easements.

Wills, Trusts, Powers of Attorney, Living Wills
We meet with our clients to determine exactly what they need and want in order to ensure their affairs are in order in the event they become incapacitated or die. We prepare wills to direct to whom the client’s assets will be distributed, who will be the personal representative (executor), and who will be the guardian and trustee of young or incapacitated beneficiaries.
We prepare revocable living trusts for those clients who can benefit from them. We draw up durable powers of attorney (either a "present power" or a "springing power" which becomes effective only if the client becomes incapable of handling his or her own affairs), health care surrogates, as well as living wills, which deal with life-support systems in the case of terminal illness.

Probate/Estate Administration
Although we attempt to avoid probate whenever possible, sometimes probate is necessary in order to pass a decedent’s assets to the proper heirs/beneficiaries. We provide services to our clients in order to administer the estate as efficiently and expeditiously as possible. We assist the personal representative and the family in filing all necessary documents, preparing all notices, collecting the assets, paying creditors, and distributing the assets to the beneficiaries. We also deal with a decedent’s Homestead property, which is a very special and unique asset under Florida law.

Business - Corporations, Limited Liability Companies, Etc.
We consult with our clients and their accountants to determine which legal entity to choose for their business. We prepare articles of incorporation, articles of organization, minutes, by-laws, regulations, operating agreements, fictitious name registrations, etc., and handle all filing with the appropriate agencies. We prepare many types of contracts, such as employment contracts, non-competition contracts, business leases, partnership agreements and contracts for sale and purchase of businesses. We also handle the closings on the sale and purchase of businesses.
